Terms and conditions
The rental price includes:
* - Your stay;
* - Electricity-gas-water bills;
* - Cleaning;
* - Agency commission.
The price does not include bed linen and towels, the cost of these if requested is an additional E 12,00 per person/week
2. The Agency guarantees to hand over the keys and accompany clients to their property 7 days a week between 9:00am - 1:30pm, and 4:30pm - 7:30pm An additional charge will be made in the following cases:
* - Night time 8:30pm - 1:20am: E 24,00 incl. vat;
* - Sundays and bank holidays 9:00am - 8:30pm: E 24,00 incl. vat;
* - Sundays and bank holidays + night time 8:30pm - 1:30am: E 36,00 incl. Vat.
3. In case of cancellation of the booking the following charges will be made:

Cancellation between 20th and 11th Equal to 50% of cost of rental
day prior to start of stay
Cancellation between 10th day and Equal to 100% of cost of rental
start of stay
4. The property must be vacated by 11:00am in order to allow time for cleaning to be carried out prior to the arrival of the next guests.
5. The maximum number of guests who may stay in each room is stated in the details of the property on the website, and must be respected. If an inspection by the Agency reveals that the number of guests in a room exceeds that stated, an immediate alteration to the rental terms will be imposed, or the immediate departure of all guests from the property will be required.
6. It is the duty and responsibility of the tenant to hand over the property with all appliances in good working order and the furnishings in good condition. The Agency is not liable for any damages caused to the structure, equipment or furnishings by the tenants and their guests. The landlord must be compensated for these by the tenants.
7. Domestic animals are only allowed under certain conditions where expressly stated and at an extra charge. It is necessary in all cases to state the breed and size of the animal.
8. The booking of a property provides the right to enjoy a comfortable and satisfactory stay in the property of the tenant's choice. The Agency guarantees to accompany tenants to their property, hand over the keys and offer such assistance as is necessary.
9. Bosa.net acts for and on behalf of the owner of the property, in a binding capacity. This type of rental for temporary use is subject to Italian laws which regulate the property sector. Any dispute will be referred to the court of Oristano.
10. Bosa.net declines all responsibility with reference to:
* - Malfunctioning or damage caused to applicances, furnishings and equipment in the
properties offered for rent;
* - Suspension or interruption in the supply of electricity, gas or water;
* - Suspension or interruption in the supply of condominium services (cleaning,
electricity, sporting and recreation facilities);
* - Theft in the property;
* - Problems or poor service of whatever type connected to air or shipping carriers, to car rental
likely to prejudice all or part of the tenant's stay;
* - Cancellation of the promised rental property due to natural causes, environmental problems
companies and disasters of any kind (fire, flood, explosion);
Bosa.net guarantees total commitment in the assistance and care of their clients, endeavouring wherever necessary and possible to offer an alternative placement of equivalent quality without any alteration to the cost. In cases where an alternative solution is not possible the landlord will be called upon to reimburse the cost of the rental.
11. Bosa.net, owner and editor of this internet site, guarantees to honour the privacy laws.
12. Bosa.net reserves the right to apply modifications to the proposals which are offered and published on this website.
